Historic Base Housing vs. New Builds: Which Would You Choose?
One of the most fun debates in the military community is this: Would you rather live in historic base housing or a newer build? There really isn’t a wrong answer because each offers something the other can’t.
The Charm of Historic Housing
Personally? My heart gravitates toward historic housing.
There’s something special about walking into a home with real character. The solid brick exteriors, original hardwood floors, detailed trim work, built-in cabinetry, mature trees, and thoughtful architectural details give these homes a warmth that’s difficult to replicate today. They often feel like they have a story to tell, and for someone who loves decorating, they’re an absolute dream. Those charming imperfections become part of the design instead of something to hide. That said, charm doesn’t magically erase reality. These homes are historic because… well… they’re old.
Older homes often come with maintenance challenges that simply can’t be ignored. Aging plumbing, outdated electrical systems, drafty windows, uneven floors, settling foundations, and higher maintenance needs can all be part of the package. Depending on the installation, you may also encounter lead paint remediation, older HVAC systems, or layouts that don’t quite fit modern living. While many military housing partners do a great job maintaining these homes, age still has a way of making itself known.
The Perks of New Builds
New builds, on the other hand, offer a different kind of appeal.
Modern layouts, better insulation, larger closets, energy-efficient systems, and fewer maintenance headaches make everyday life a little easier. They’re designed for today’s families and often require far less compromise. If you’re juggling a PCS, kids, work, and everything else military life throws your way, that convenience is worth a lot.
So which is better?
It really comes down to what you value most.
If you love architectural character and don’t mind a few quirks, historic housing can feel incredibly rewarding. If you’d rather spend your weekends decorating than submitting maintenance requests, a newer home might be the perfect fit.
The good news? Beautiful homes aren’t defined by their age. With thoughtful decorating, both historic and newer military housing can become a place that truly feels like home.
